Job summary

J&A, Inc. seeks a Site Manager to oversee day‑to‑day property operations, ensuring compliance with HUD, LIHTC, RD, and other regulations. You will communicate challenges to the Regional Manager and lead leasing, maintenance, and administrative activities on site.

Responsibilities include leasing, rent collections, standard maintenance, and reporting. A high school diploma and LIHTC or related training are preferred, with on‑site availability and a valid driver’s license required.

Qualifications

• High school diploma or equivalent.
• Experience (2+ years preferred) in LIHTC property management.
• Knowledge of Microsoft Office Suite and Property Management software (e.g. Yardi, Real Page).
• Valid State Issued Driver's License
• Basic knowledge of bookkeeping.
• Certification or training in property management, LIHTC, COS, or RD training.
• Introductory knowledge of HUD, RD, and LIHTC guidelines and IRS rules and regulations specific to assigned property.

Responsibilities

• Leasing activities: respond to inquiries, show vacancies, verify income, prepare leases, and manage move‑ins/move‑outs.
• Rent collections: post deposits, collect late rents, issue receipts, and manage notices.
• Administration: open/close office, enforce leases, provide on‑site emergency coverage, attend corporate meetings.
• Property maintenance: supervise staff, obtain bids, schedule preventive maintenance, inspect units and common areas.
• Record‑keeping/reporting: maintain ledgers, incidents, and monthly summaries for Regional Manager.
