Job summary

Green Alpha Property Management, a real estate management and commercial investment company, is seeking a full-time on-site Property Manager for our Fort Valley apartment community. Candidates should have 2+ years of real estate property management experience and LIHTC knowledge.

You will oversee property managers, supervise capital projects and CAPEX, coordinate maintenance, ensure units are move-in ready, manage rent rolls, and support marketing efforts to maintain occupancy.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.
• LIHTC experience is required.
• Proficiency with common software (Excel, Word) and industry tools is preferred.

Responsibilities

• Oversees each property manager to ensure all aspects of property management are carried out effectively.
• Works with Director of Property Management to train Property Managers.
• Oversees capital projects and CAPEX spend, and selects contractors for related work.
• Ensures units are 100% move-in ready and manages rent rolls to drive occupancy.
• Maintains marketing for each property and analyzes reports to improve efficiency.
