Job summary

Green Alpha Property Management seeks a Property Manager to oversee three small low-income apartment communities in Jackson & Chatom, AL. This full-time, on-site role requires real estate experience, LIHTC knowledge, and quick tenant screening to maintain high occupancy.

You will supervise property managers, coordinate with the Director of Property Management, manage CAPEX projects and vendor relations, and ensure units are rent-ready and compliant.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.
• LIHTC experience required.
• Must have a valid driver’s license and ability to drive to properties.
• Eligibility to work in the United States.
• Entrata experience is a plus.

Responsibilities

• Oversee property managers to ensure leasing, maintenance, compliance, contracts, and collections meet standards.
• Coordinate with the Director of Property Management for optimal training.
• Oversee contractor relationships for CAPEX projects and renovations within budgets.
• Track CAPEX spend and ensure units are prepared for move‑in.
• Manage rent rolls to drive occupancy and reduce delinquencies.
• Maintain marketing for each property per company standards.
