Job summary

Green Alpha Property Management is seeking an on-site Property Manager to oversee three low-income complexes in Philadelphia, with responsibility for leasing, maintenance, and capital projects. The role requires LIHTC experience and real estate background, and includes managing rent rolls and ensuring move-in readiness.

The position is full-time with a salary range of $55,000–$60,000, and requires driving to various properties in the Southeast/Midwest.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.
• Experience with tax credit/LIHTC is required.
• Various System Experience (Excel, Word, etc) preferred.
• Strong desire to uphold personal honesty, integrity, and work ethic.
• Experience with AppFolio preferred but not required.
• Maintains a passionate and enthusiastic attitude.
• Driver's License and ability to drive to various properties.
• Shows legal documentation proving ability to work in the United States.

Responsibilities

• Oversee property management across multiple complexes and ensure standards.
• Coach property managers and coordinate training with the Director of Property Management.
• Manage contractor relationships for CAPEX and renovations within budgets.
• Monitor CAPEX spending and ensure timely project delivery.
• Work with Maintenance Manager to resolve facility issues promptly.
• Ensure units are 100% move-in ready with checklists and visits.
• Oversee rent roll to drive occupancy and reduce delinquencies.
• Analyze reporting to improve efficiency and problem-solving.
