Green Alpha Property Management, a growth-focused real estate management firm, seeks a full-time on-site Property Manager to oversee three low-income communities in Philadelphia, Louisville, and Meridian, MS. The role emphasizes leasing, tenant relations, maintenance coordination, and regulatory compliance.

You will supervise property managers, manage CAPEX projects, track budgets, ensure units are ready for move-in, and drive occupancy while maintaining company standards.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.
• Experience with tax credit/LIHTC is required.
• Strong experience with property management software and reporting.

Responsibilities

• Oversee property management activities across three complexes and ensure standards.
• Supervise property managers and coordinate training with the Director of Property Management.
• Manage contractor relationships for CAPEX projects and track spend.
• Work with Maintenance Manager to resolve issues and ensure timely work orders.
• Ensure units are ready for move-in and monitor rent rolls to drive occupancy and collections.
• Analyze reports in company software to improve efficiency and outcomes.
