Job summary

Green Alpha Property Management seeks a Property Manager for two Vernon, TX apartment complexes. This on-site, full-time role focuses on leasing, tenant relations, maintenance coordination, and rent administration across a growing portfolio.

You will screen tenants, oversee contractor work, and assist CAPEX projects with the Director of Property Management. LIHTC experience and AppFolio/Entrata familiarity preferred.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.
• LIHTC experience required
• Driver's License and ability to drive to various properties

Responsibilities

• Oversee property management for two Vernon, TX complexes, ensuring leasing, communication, maintenance, compliance and contract management.
• Coordinate training with the Director of Property Management to optimize team performance.
• Manage initial and ongoing contractor relationships to renovate and refurbish units within budget.
• Oversee CAPEX projects and track spend for each property.
• Select contractors for CAPEX projects and ensure timely completion.
• Collaborate with Maintenance Manager to resolve work orders and facility issues promptly.
• Ensure units are 100% ready for move-in and manage rent roll to drive occupancy.
