Job summary

Green Alpha Property Management in Jackson, AL is seeking a Property Manager to oversee three small low-income apartment complexes and drive tenant satisfaction while coordinating leasing, maintenance, and compliance.

This full-time on-site role requires 2+ years of real estate/property management and LIHTC experience; valid US work authorization, and willingness to travel between properties. Entrata experience is a plus.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.
• LIHTC experience required.
• Entrata experience preferred but not required.
• Valid driver's license and ability to travel to properties.
• Legal right to work in the United States.

Responsibilities

• Oversee each property manager to ensure leasing, maintenance, compliance, contract management, collections, screening, onboarding, evictions, renovations, facility services, etc.
• Collaborate with the Director of Property Management to train and support property managers.
• Directly oversee contractor relationships for CAPEX projects and ensure budget adherence.
• Manage CAPEX projects and track spend for each property in the region.
• Identify and select contractors for CAPEX related work.
• Coordinate with Maintenance Manager to resolve facility issues promptly.
• Ensure units are 100% move-in ready with checklists and visits.
• Oversee rent roll to drive occupancy and minimize delinquencies.
• Analyze company software reports to improve efficiencies and solve problems.
• Ensure marketing for each property is established and maintained.
