Green Alpha Property Management, a property management division of a real estate and investment company, seeks a Property Manager for its Durant, OK community. This on-site role will manage a LIHTC portfolio of 92 units and oversee leasing, maintenance, and tenant relations to ensure an optimal rental experience.

The role requires 2+ years of real estate property management experience, LIHTC familiarity, and a valid driver's license to travel between properties.

Competenze

• 2+ years of real estate experience in property management, investing, or asset management.
• Experience with LIHTC communities.
• Must have a valid driver's license and ability to drive to multiple properties.
• Ability to show legal documentation proving the right to work in the United States.
• A strong sense of honesty, integrity, and work ethic.

Mansioni

• Oversees each property manager to ensure leasing, communication, maintenance, compliance, contract management, collections, screening, onboarding, evictions, renovations, and facility services meet company standards.
• Collaborates with the Director of Property Management to ensure optimal training for Property Managers.
• Oversees initial and ongoing contractor relationships to renovate and refurbish units quickly and within budgets.
• Oversees capital projects and tracks CAPEX spend for each property.
• Identifies and selects contractors for CAPEX projects.
• Works with the Maintenance Manager to resolve work orders and facility issues promptly.
• Ensures units are fully ready for move-in and manages rent roll to drive occupancy and reduce delinquencies.
• Analyzes reporting to increase efficiencies and proactively solve problems.
• Ensures marketing for each property is established and maintained per company standards.
