Royal American Management in Houston, TX is seeking a Maintenance Technician to upkeep our property under supervision. You will perform preventive maintenance, repairs and safety tasks in line with OSHA standards.

The role requires HVAC knowledge, ability to troubleshoot, good attendance and clear communication with residents and colleagues. You will maintain records, assist with grounds, and support other team members across properties.

Qualifications

• Must have knowledge of property HVAC units and the ability to troubleshoot.
• Read and understand handwritten/printed service requests and complete reports.
• Experience with maintenance tools and following safety procedures.

Responsabilités

• Practice OSHA standards and company safety policy.
• Complete hazard assessments before starting tasks.
• Use proper safety equipment when exposed to hazards.
• Maintain records of preventive maintenance and inspections.
• Participate in standby emergency schedule as needed.
• Perform scheduled maintenance on equipment per manuals.
• Inspect units, buildings, and common areas for repairs.
• Maintain grounds per procedures manual.
• Provide training to colleagues across communities when needed.
• Communicate with supervisor regularly and report unusual events.
• Maintain professional appearance and uniforms at all times.
• Be aware of contractual maintenance obligations and vendor non-compliance.
• Troubleshoot systems; do not handle Freon unless certified.
• Ensure storage areas are secure and lighting is adequate.
• Repair electrical, plumbing, glass, carpentry, and related items.
• Redecorate vacant units and assist with custodial tasks.
• Maintain and repair amenities; assist team members as needed.
• Willingness to take on additional related tasks.
• Travel for property business; possess valid state ID or driver's license if required.
