Job summary

Royal American Companies seeks an experienced Maintenance Technician for Chapman Crossings in Houston, TX. Under supervision, you will preserve and upkeep the property, adhering to OSHA standards and safety policies, while maintaining a professional appearance.

You will perform preventive maintenance, inspect equipment, coordinate with vendors, and train staff. A High School diploma and HVAC knowledge are required, with strong communication and flexible shifts.

Qualifications

• HVAC knowledge with troubleshooting ability.
• Ability to read service requests and document responses.
• Familiarity with manuals and safety regulations.
• Capable of meeting deadlines under time constraints.
• Experience using basic maintenance tools.
• Proficient in English (reading/writing/speaking).

Responsibilities

• Follow OSHA standards and company safety policies.
• Complete hazard assessments before starting tasks.
• Carry out routine maintenance on equipment per manufacturers' manuals.
• Keep records of preventive maintenance and work orders.
• Inspect units and common areas and perform repairs as directed.
• Maintain grounds per the procedures manual.
• Provide training to employees from other communities as needed.
• Communicate with supervisor at least twice daily.
• Be aware of contractual obligations and vendor non‑compliance.
• Troubleshoot fan motors, thermostats, contactors, and other components.
