Job summary

Vest Residential is seeking a Maintenance Supervisor in Lawrenceville, GA to oversee technical and mechanical work across the community, ensuring high standards of cleanliness, safety, and functionality. The role handles resident work orders, make-ready preparations for new leases, and vendor coordination.

You will inspect progress, manage inventory, and enforce safety policies while supporting budgeting and cost-control initiatives.

Qualifications

• Requires High School diploma or equivalent or related experience and/or training.
• Demonstrated ability to read, write, and communicate effectively.
• Proficiency in customer service and interpersonal communication to interact with residents, team members, and vendors.

Responsibilities

• Oversees and performs technical and mechanical work to keep buildings, grounds, amenities, and common areas meeting Vest standards for cleanliness, safety, and functionality.
• Assists and completes work orders from resident requests and routine upkeep by diagnosing defects and making repairs per policies and safety standards.
• Oversees and completes the make-ready process for vacant units, including pre-move-out inspections and coordinating vendors and supplies.
• Develops standards for cleanliness and appearance of grounds, buildings exteriors, interiors, breezeways, signage, and common areas to reflect Vest quality.
• Inspects work by service team members to ensure policy compliance and effectiveness, taking corrective actions as needed.
• Inspects contractors and vendors to verify quality and scope of work.
• Keeps inventory of spare parts and maintenance materials; coordinates with Community Manager to order supplies within budget.
• Performs monthly preventative maintenance procedures per policy.
• Supports cost-cutting by fixing rather than replacing parts when possible and using tools efficiently.
• Leads safety meetings, ensures OSHA compliance, and maintains MSDS sheets.
• Maintains strong customer service by addressing resident questions and concerns promptly.
• Assists Community Manager in budgeting for regular repair and capital expenses.
• Follows policies, regulatory requirements, and processes; reports violations.
• Schedules and performs routine maintenance on equipment; keeps tools in good condition.
• Conducts routine inspections to identify safety risks and communicates needs to management.
• Documents work orders and maintains records for tracking and completion.
• Identifies areas for improvement to boost efficiency and productivity.
• Keeps up-to-date with technology and industry standards through training and research.
