Job summary

RangeWater Residential, LLC is seeking a Maintenance Supervisor to oversee technical and mechanical work across the property, ensuring cleanliness, safety, and overall functionality in line with company standards.

You will lead the maintenance team, manage work orders, train staff, and ensure compliance with policies, safety regulations, and cost controls while maintaining high resident satisfaction.

Qualifications

• High School Diploma or GED; OSHA standards and MSDS knowledge.
• Technical degree preferred.
• 1-3 years of supervisor experience.
• 2-3 years of apartment maintenance management experience.
• Proficiency with property management software (Entrata Yardi and/or One Site).
• EPA certifications Type I/II or Universal; Certified Pool/Spa Operator where required; valid driver's license.

Responsibilities

• Oversee maintenance team and manage staff evaluations.
• Interview, hire, orient, and train new hires; oversee Make Ready process.
• Handle work orders and resident-requested services; diagnose and repair issues.
• Periodically inspect work by staff and contractors; ensure quality and safety standards.
• Maintain inventory and assist budgeting for maintenance/capital expenses.
• Support cost-control by repairing instead of replacing when feasible; stay within guidelines.
