Job summary

RangeWater Residential in Round Rock, TX is seeking a Maintenance Technician to ensure property facilities meet standards for cleanliness, safety, and functionality. You will perform routine and requested maintenance across buildings, grounds, and amenities.

The role emphasizes timely work orders, make-ready for vacants, cost-conscious repairs, inventory tracking, and adherence to OSHA safety requirements while delivering strong resident service.

Qualifications

• Must be available to work on weekends when scheduled.
• Works in frequent exposure to outside elements where temperatures, weather, odors, or landscape may be unpleasant or hazardous.
• Must be able to work a flexible schedule which includes evenings, weekends, and holidays.

Responsibilities

• Completes assigned work orders from resident requests within 24 to 48 hours and performs routine maintenance to meet standards for cleanliness, safety and functionality.
• Completes the "make-ready" process to prepare vacant apartments for leasing by inspecting, creating a punch list, scheduling vendors and completing maintenance tasks.
• Supports cost control by repairing rather than replacing parts when possible and practicing efficient use of materials.
• Follows procedures for accessing and obtaining materials, supplies and tools from the maintenance shop, tracks inventory, and notifies supervisor about re-ordering needs.
• Completes documentation and paperwork to properly document service requests and work performed.
• Periodically inspects work performed by contractors and vendors to ensure quality and conformance to specifications.
• Complies with RangeWater Residential safety and risk-management policies and participates in safety meetings and required trainings.
• Demonstrates strong customer service by interacting professionally with residents and team members and addressing questions or concerns about maintenance services.
• Assists in conducting routine property inspections to identify safety and maintenance needs and communicates concerns to management.
• Other duties as assigned.
