Job summary

RPM Living is seeking a Maintenance Technician to handle interior and exterior upkeep, cleaning, and basic repairs at an apartment community. The role includes custodial work, grounds maintenance, make-ready support, pool care, and safe operation of maintenance equipment.

Candidates should have at least 1 year of related experience, strong organization, and the ability to meet deadlines. On-site work with a varied schedule, including some after-hours tasks, is required.

Qualifications

• At least 1 year of maintenance or related field experience.
• General knowledge in a variety of skilled trades including construction/installation, repair, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform regular custodial duties around the property and maintain the common areas, including sweeping, mopping, vacuuming, dusting, and removing trash.
• Complete grounds work as directed by Maintenance Manager and/or Community Manager (trash pickup, cleaning dumpster areas, power washing, etc.).
• Thoroughly clean breezeways by removing cobwebs, cleaning lights, mopping floors, power washing, and wiping doors/handrails.
• Execute basic landscaping such as trimming, pruning, watering, irrigation checks, and removing debris.
• Assist in make-ready units (trash outs) prior to new resident occupancy.
• Operate equipment like power washers, blowers, floor scrubbers, carpet cleaners, sweepers, and golf carts safely.
• Assist in pool maintenance and basic pool care (chemicals, backwashing, cleaning).
• Respond promptly to after-hours maintenance emergencies and on-call requests.
• Complete work orders and maintenance tasks within 24–48 hours, updating records in the system.
