Job summary

RPM Living in Lithonia, GA is seeking a Maintenance Manager to lead maintenance operations at our apartment community. You will coordinate with the Community Manager and Assistant Manager to preserve the property, control costs, and uphold RPM standards.

Responsibilities include supervising maintenance technicians, prioritizing work orders, managing budgets and bids, ensuring safety and OSHA compliance, and mentoring the team to deliver reliable service and high resident satisfaction.

Qualifications

• High school diploma or GED preferred.
• Two years of multifamily maintenance experience and/or training.
• One year of supervisory experience preferred.
• EPA certification required.
• CPO – Preferred.
• Microsoft Office Suite and basic project management experience.

Responsibilities

• Supervise maintenance of the property and grounds; lead technicians.
• Maintain operating budget and secure competitive bids for supplies/services.
• Process POs and invoices to control costs.
• Prioritize work orders; ensure timely completion and resident satisfaction; maintain records.
• Oversee maintenance, safety, and compliance with fire/OSHA codes; report injuries.
• Troubleshoot and repair HVAC, electrical, and plumbing systems.
• Mentor and train maintenance team to enhance skills and deliver efficient service.
• Be on call for after-hours emergencies and conduct regular inspections.

Education

High school diploma or GED – Preferred

Two years of multifamily maintenance experience and/or training

One year of supervisory experience – Preferred

EPA certification required

CPO – Preferred
