Job summary

RPM Living is seeking a Maintenance Manager in Nashville, TN to coordinate with the Community Manager and Assistant Manager to increase NOI by keeping the property maintained within budget while ensuring timely repairs and resident satisfaction.

The role requires supervising maintenance staff, managing work orders, and upholding safety codes. Proficiency in HVAC, electrical, and plumbing is essential; on-call for emergencies and OSHA compliance are included.

Qualifications

• High school diploma or GED – Preferred.
• Two years of multifamily maintenance experience and/or training; or a combination of education and experience will be considered.
• A minimum of one year of supervisory experience – Preferred.
• EPA certification required.
• CPO – Preferred.
• Microsoft Office Suite, Project Management.

Responsibilities

• Supervise and ensure the proper maintenance of the property and grounds.
• Maintain the property's operating budget and secure competitive bids for supplies and services.
• Process purchase orders (POs) and invoices to keep costs under control.
• Review and prioritize work orders to ensure timely completion and resident satisfaction.
• Oversee the maintenance, cleanliness, and safety of the community, including ensuring compliance with fire and safety codes and overseeing construction projects.
• Troubleshooting and repair various systems, such as HVAC, electrical, and plumbing.
• Liaise with the property manager, respond to maintenance emergencies, and follow up with customers to ensure satisfaction.
• Implement preventative maintenance plans, be on call for after-hours emergencies, and ensure OSHA compliance.
• Mentor and train maintenance team members to enhance skills.
