Job summary

RPM Living is seeking an Assistant Maintenance Manager to maintain and enhance the value of the assigned community and to assume Maintenance Manager responsibilities when the manager is unavailable.

Responsibilities include timely response to on-call and after-hours maintenance, completing work orders within 24–48 hours, documenting activities, troubleshooting HVAC, electrical, plumbing, and general maintenance, and ensuring safety and regulatory compliance.

Qualifications

• High school diploma or GED preferred.
• One year of multifamily maintenance experience and/or training.
• EPA certification required.
• CPO – Preferred.
• Basic skills in Microsoft Office Suite.

Responsibilities

• Ensure prompt coordination and response to emergency on-call and after-hours maintenance assignments.
• Complete work orders and maintenance tasks within 24-48 hours, updating records in the computer system.
• Document all maintenance activities and communicate clearly with residents, team members, and supervisors, providing status updates and explanations of ongoing work.
• Troubleshoot, diagnose, and proficiently repair a variety of issues, including HVAC, electrical, plumbing, pool, flooring, carpentry, drywall, and exterior maintenance.
• Perform sheetrock repairs to maintain the community's aesthetics and structural integrity, ensuring that any damage is promptly addressed.
• Ensure compliance with company and regulatory policies, including OSHA regulations and safety/environmental laws.
• Collaborate effectively with maintenance team members, other departments, and external contractors to ensure seamless property maintenance, fostering teamwork and cooperation.
• Conduct proactive preventive maintenance activities to avoid potential issues and uphold the quality of the property.
• Assess property safety and cleanliness standards, ensuring compliance with regulations and enhancing resident well-being.
• Report supply needs to Maintenance Manager and/or Community Manager and maintain shop organization.
• Assume the responsibilities of the Maintenance Manager in their absence, ensuring the continuity of maintenance operations and decision-making.
