Job summary

Green Alpha Property Management is seeking an Assistant Property Manager for our tax credit apartment community in Columbia, SC. This full-time, on-site role emphasizes leasing, resident relations, and operational support to keep occupancy high and service standards strong.

You will assist the Property Manager with tours, applications, screenings, leases, rent collections, and coordinating with maintenance.

Qualifications

• 1+ year of experience in property management or leasing.
• Experience with LIHTC required.
• Strong customer service, communication, and organizational skills.
• Proficiency with Microsoft Office; AppFolio experience preferred.
• High integrity, professionalism, and work ethic.
• Positive, enthusiastic, team-oriented attitude.
• Valid driver’s license and ability to travel locally.
• Authorized to work in the United States.

Responsibilities

• Greet prospective residents, conduct property tours, and present available units, pricing, and lease terms.
• Process rental applications and complete applicant screenings.
• Prepare lease agreements and ensure documentation is accurate and complete.
• Track leads, applications, resident records, and leasing activity using company software.
• Support rent collections and follow up on late balances.
• Respond to resident inquiries and maintenance requests promptly.
• Coordinate with maintenance and vendors to meet standards.
• Assist with marketing and ensure listings are current and compliant.
• Maintain organized files, reports, and occupancy records.
• Ensure vacant units are market-ready for move-in.
