Job summary

Green Alpha Property Management is seeking an Assistant Property Manager for a tax credit community in Columbia, SC. This is a full-time, on-site role with a base salary of $45,000–$50,000 and incentive potential.

You will assist the Property Manager with leasing, resident relations, move-ins/outs, rent collection, and ensuring compliance with Fair Housing and program requirements. LIHTC experience is required.

Qualifications

• 1+ year of experience in property management or leasing.
• LIHTC experience required.
• Proficiency in Microsoft Office; AppFolio knowledge preferred.

Responsibilities

• Greet prospective residents, conduct property tours, and present available units, amenities, pricing, and lease terms.
• Process rental applications, complete applicant screenings, prepare lease agreements, and ensure documentation is complete.
• Utilize company software to track leads, applications, resident records, and leasing activity.
• Support rent collections and follow up on late or outstanding balances in accordance with policy.
• Respond to resident inquiries, concerns, and maintenance requests professionally and promptly.
• Coordinate with maintenance and vendors to ensure work orders, unit turns, and common areas meet standards.
• Assist with marketing and ensure listings remain current and compliant with guidelines.
• Maintain organized files, reports, and operational records.
• Ensure vacant units are market-ready and prepared for move-in.
• Assist the Property Manager with administrative tasks, reporting, and compliance with Fair Housing laws.
