Green Alpha Property Management is seeking a Property Manager to oversee a growing portfolio in Columbia, SC. The role is full-time, on-site, with a salary range of $55,000–$60,000 annually, and requires working Saturdays as part of a 5-day week.

The ideal candidate has 2+ years in property management or related real estate fields, LIHTC experience, and proficiency with Entrata and standard office software. Valid US work authorization and a valid driver’s license are required.

Qualifications

• 2+ years of real estate experience in property management, investing, or asset management.

Responsibilities

• Oversees property management activities to ensure leasing, maintenance, compliance, and contracts align with company standards.
• Works with the Director of Property Management to ensure optimal training for Property Managers.
• Directly oversees initial and ongoing contractor relationships for renovations and budgets.
• Oversees CAPEX projects and tracks spend across properties in the region.
• Identifies and selects contractors for CAPEX-related projects.
• Coordinates with Maintenance Manager to resolve work orders promptly.
• Ensures units are 100% ready for move-in with checklists and site visits.
• Manages rent rolls to drive occupancy and reduce delinquencies.
• Analyzes reporting to increase efficiency and proactively solve problems.
• Maintains marketing for each property in line with company standards.
