Job summary

Havenpark Communities is seeking a Community Manager to run an on-site operation for a 181-home community. You will lead a small team, manage budgets, collections, leasing, vendor relationships, and the daily experience of resident families.

You will drive occupancy, oversee home sales processing, and act as a gatekeeper for new residents while maintaining strong community standards and service. This role emphasizes leadership and accountability.

Qualifications

• High school diploma or GED required; strong financial stewardship and people leadership experience preferred.
• Experience managing budgets, cash flow, and NOI in a residential setting is a plus.
• Ability to supervise on-site teams and coordinate vendors and contractors.
• Comfort handling difficult conversations with residents and enforcing policies.

Responsibilities

• Oversee community financial performance: budget, expenses, and net operating income.
• Manage collections, accurate billing, and legal notices per state law.
• Lead occupancy and leasing, renewals, and incoming resident approvals.
• Direct a small on-site team and hire/develop staff.
• Coordinate vendor and contractor work for landscaping, maintenance, and rehabs.
• Ensure curb appeal, safety, amenities, and capital projects stay on budget.
• Foster resident relationships and resolve issues with urgency and care.
