Association property, the Onsite Community Manager inspects the community, identifies issues,

coordinates contractors, verifies completed work, and follows projects through to resolution.

Master HOA facilities. Document deficiencies and track corrective work through completion.

Meet contractors on-site and oversee the landscaping company, pool company, SCM contractor, and

Monitor work against the agreed scope and schedule, address deficiencies with vendors, inspect

results, and verify completion.

Develop proposed scopes of work for Board review and obtain requests for proposals (RFPs) from

qualified vendors for Board consideration.

Walk proposed work with contractors, track project progress, and bring obstacles or decisions

requiring Board direction to the Board.

Meet with Board members as needed to review facility priorities and advance community projects.

Assess facility issues promptly, arrange an appropriate response or secure an affected area when

needed, and coordinate repairs within the position's authority.

The Onsite Community Manager shall conduct weekly calls to update the Board on work completed,

work in progress, vendor or schedule concerns, and specific decisions needed. The Onsite

Community Manager shall attend monthly Board meetings at no additional charge to the Association

and with no limitation on the length of the meeting.
