Job summary

Sun Communities & Sun Outdoors is seeking a Community Manager to oversee overall operation, financial performance, and resident satisfaction within the community. This on-site role requires 24/7 on-call availability and leads administrative, marketing, leasing, and sales activities for new and pre-owned homes.

You will manage maintenance, budgeting, team performance, and resident relations while ensuring compliance with fair housing laws and company policies.

Qualifications

• 2 years in property management with 2 years of supervisory experience
• 6 months in sales and leasing experience
• General knowledge of maintenance and basic accounting principles
• Valid driver’s license and ability to live on-site (housing provided)
• Thorough knowledge of fair housing and employment law

Responsibilities

• Market and list/sell homes (new, pre-owned, brokered)
• Oversee rent collection and delinquent accounts
• Handle delinquencies and eviction processes per policy
• Approve/monitor invoices for operating expenses
• Resolve resident issues and provide timely solutions
• Coordinate team recruitment, development, and policy adherence
• Manage LPPs including repairs, leasing, sales, refurbishments, and follow-up
• Ensure compliance with federal/state/local laws and fair housing
• Review residency applications and approve/deny
• Process lease renewals and rent increases
• Consult with RVP on non-guideline situations
• Inspect and propose purchase/renovation of homes
• Prepare sites for Sun Homes models and coordinate maintenance
• Handle on-site emergencies and safety incident reporting
• Maintain curb appeal and budgeting data for CapEx
• Report deficiencies to operations and accounting
• Prepare and review property accounting reports
