Job summary

Valid8 Financial, Inc. is seeking an experienced on-site Community Manager in Louisville to lead leasing, operations, and a 100+ unit portfolio. You’ll hire and develop the on-site team, oversee maintenance coordination, and ensure top-tier resident experiences from inquiry to move-out.

You will manage the budget, drive occupancy, apply fair housing standards, and maintain compliance with safety regulations. This role requires evening/weekend availability and reliable transportation.

Qualifications

• 3+ years of on-site community management experience with exposure to leasing, operations, and team leadership.
• Proficiency with Entrata or a comparable property management platform.
• Competency in Microsoft Office Suite (Word, Excel, Outlook).
• Demonstrated ability to hit or exceed financial and occupancy targets.
• Fair Housing certification required prior to interacting with prospects or residents; working knowledge of OSHA regulations.
• High school diploma or equivalent.
• Experience managing a community of 100+ units.
• CAM or ARM designation.

Responsibilities

• Hire, develop, and manage the on-site team; conduct weekly meetings and coordinate with maintenance.
• Manage resident and prospect experience from inquiry to move-out; ensure leases are accurate and entered into Entrata.
• Oversee community condition; inspections, walk-throughs, work orders, and vendor scheduling; manage emergency plans.
• Own the budget at a line-item level; drive occupancy and pricing; monitor expenses and AP/PCard workflows.
• Ensure renter's insurance for residents and proper vendor coverage; manage risk and compliance.
• Prepare timely, accurate reports including rent rolls and delinquency metrics.
