Job summary

Kalos Residential is seeking an experienced on-site Community Manager in Louisville, KY. You will hire and develop the on-site team, manage leasing, create a superior resident experience, and ensure financial performance and reporting accuracy.

This role rewards accountability, performance, and growth. You will coordinate with maintenance, conduct regular inspections, ensure compliance with Fair Housing, and drive occupancy while maintaining high standards of service.

Qualifications

• 3+ years of on-site community management experience.
• Proficiency with Entrata or a comparable property management platform.
• Competency in Microsoft Office Suite (Word, Excel, Outlook).
• Fair Housing certification required prior to interacting with prospects or residents; working knowledge of OSHA regulations.
• High school diploma or equivalent.
• Experience managing a community of 100+ units.
• CAM or ARM designation.

Responsibilities

• Hire, develop, and hold the on-site team accountable. Conduct weekly team meetings, manage scheduling, coordinate with maintenance, and address performance issues with documentation.
• Oversee Resident and Prospect Experience from inquiry through move-out, including leasing, renewals, maintenance follow-through, retention, and conflict resolution.
• Own Community Condition through regular inspections, walk-throughs, and coordination of work orders and vendor scheduling.
• Manage Financial Performance by budgeting, occupancy, pricing, and processing invoices and reconciliations.
• Ensure Insurance Compliance for residents and vendors; manage liability considerations.
• Prepare Accurate and Timely Reporting including move-out documentation, rent rolls, and delinquency reports.
