Job summary

Havenpark Communities is seeking a Community Manager to run an on-site team and manage a 449-home community. You will handle the budget, collections, leasing, and the resident experience, with real decision-making authority and accountability for results.

You will oversee vendor relationships, capital projects, curb appeal, and safety standards while actively engaging residents. Two Zoom conversations in our hiring process and a strong leadership mindset are essential.

Qualifications

• High school diploma or GED is required.
• Valid driver's license with a clean record; ability to pass a criminal background check.
• On-site role with ability to walk the community daily and lift materials as needed.

Responsibilities

• Oversee community financial performance including budget, expenses, and NOI.
• Manage collections, including conversations and legal notices in compliance with state law and Fair Housing standards.
• Drive occupancy and leasing, approve incoming residents and manage the home-sale process.
• Lead a small on-site team including hiring, development, and day-to-day management.
• Manage vendor/contractor relationships for landscaping, maintenance, and home rehabs.
• Ensure curb appeal, amenities, safety standards, and capital projects are delivered on time and within budget.
• Foster resident relationships and handle issues with urgency and care to promote renewals.
