Job summary

RPM Living is seeking a Maintenance Technician to keep interior and exterior common areas clean and well-maintained at our apartment communities. You will perform custodial work, grounds care, and make-ready preparations, ensuring safety and quality across the property.

You will operate power washers, floor scrubbers, and other equipment, handle basic pool care, and respond to emergencies on-call. A valid driver’s license and OSHA awareness support success in this role.

Qualifications

• High school diploma or GED preferred.
• At least 1 year of maintenance or related field experience preferred.
• General knowledge in skilled trades including construction/installation, repair, drywall, basic carpentry, and make-ready.
• Ability to work efficiently and meet deadlines.
• Good organizational skills and attention to detail.

Responsibilities

• Perform regular custodial duties around the property and maintain common areas (sweeping, mopping, vacuuming, dusting, trash removal).
• Complete grounds work as directed by Maintenance/Community Manager (trash pickup, power washing, debris removal, etc.).
• Thoroughly clean breezeways (dust cobwebs, clean lights, mop floors, power wash, wipe doors/handrails).
• Execute basic landscaping (trimming, pruning, watering, irrigation monitoring).
• Assist in make-ready units (trash removal from vacant apartments).
• Operate equipment safely (power washer, backpack blower, floor scrubbers, carpet cleaner, sweepers, golf carts).
• Assist in pool maintenance and basic pool care (chemicals, backwashing, cleaning).
• Respond promptly to emergencies and after-hours maintenance tasks.
• Complete work orders within 24-48 hours and update records.
• Perform repairs to maintain aesthetics and structural integrity; address damage promptly.
• Ensure compliance with OSHA and safety/environmental policies; report supply needs and keep shop organized.

Education

High school diploma or GED
