Job summary

New Urban Residential is seeking a Maintenance Supervisor to oversee maintenance personnel, supervise unit turnovers, repairs, renovations and on-call emergencies, while enforcing all health and safety procedures for the property, residents and employees.

You will coordinate routine inspections of A/C, roofs, stairs, parking and more; manage inventory, train staff, supervise pool and grounds upkeep, and ensure move-in readiness for at least five units per week.

Qualifications

• Minimum two years in a related supervisory position.
• Computer literacy for daily computer use.
• Physical ability to lift 25–50 lbs and climb stairs.
• Valid driver’s license and safety-conscious approach.

Responsibilities

• Oversee maintenance requests within 24 hours when possible; be on-call 24 hours as scheduled.
• Perform routine inspections of premises (A/C, roofs, stairs, lighting, etc.) and manage inventory.
• Maintain professional appearance and cordial relations with residents, coworkers, and vendors.
• Train and supervise staff; oversee pool/grounds upkeep and ensure clean, inviting exteriors.
• Inspect vacant apartments to ensure move-in readiness of at least five units per week.
• Maintain records: Freon and pool logs per guidelines; update appliance/equipment inventory.
• Maintain MSDS notebook with current product information; use property management software updates.
• Follow safety standards described in company manuals; travel to other communities if needed.
