Job summary

Responsibilities

• Completes assigned work orders from resident requests and performs preventative maintenance by diagnosing defects and making repairs per policies and codes.
• Completes the make-ready process for vacant apartments: pre-move-out inspections, punch lists, scheduling vendors, obtaining supplies, completing tasks, and inspecting work.
• Follows procedures to access materials, track inventory, and notify supervisor about re-ordering needs.
• Completes documentation to ensure service requests are documented and tracked.
• Maintains grounds and common areas: trash pickup, pressure washing breezeways and pool areas, cleaning, and painting curbs/signage.
• Supports cost-control by repairing rather than replacing parts when feasible and using tools/materials efficiently.
• complies with safety policies; attends safety meetings and completes required training; reports accidents promptly.
• May inspect contractors’ work to verify quality against scope and specifications.
• Participates in routine property inspections to identify safety risks and communicate needs to management.
• Practices safe techniques and reports any malfunctions or injuries promptly.
• Physical demands include standing/walking for extended periods, climbing ladders, lifting up to 50 pounds with assistance, and working in all weather; occasional travel may be required; flexible schedule including evenings, weekends, and holidays.
