Job summary

Southern Management Co. is seeking an Apartment Maintenance Service Technician (M2/M3) in Maryland to support property operations.

The role requires diagnosing and repairing HVAC, electrical, plumbing, carpentry and drywall, with duties including on-call rotations and ensuring resident satisfaction through strong communication. The technician will follow safety standards, maintain tools, and document work orders while contributing to community engagement and quality control.

Qualifications

• Three years of experience in maintenance related field(s).
• Completion of Basic Electric class offered at SMC internal training facility.
• Completion of all other basic maintenance classes offered internally and on-the-job training within one year of hire date.

Responsibilities

• Diagnose problems and make repairs in HVAC, electrical, plumbing, carpentry, drywall, and related areas.
• Address, follow up and document service requests.
• Maintain an inventory of adequate supplies.
• Perform preventive maintenance on fan coil and convector HVAC units.
• Participate in on-call rotation as scheduled.
• Make repairs to grounds and drainage.
• Ensure all work and documentation comply with internal quality control standards.
• Maintain personal tool supply as designated by SMC's Tool Checklist.
• Address emergency maintenance as needed.
• Perform other duties as assigned by manager or supervisor.
• Contribute to community and company engagement efforts.
