Job summary

Southern Management Co. in Laurel, MD is seeking an Apartment Maintenance Service Technician (M3) for a Regular Full Time role. You will diagnose problems and perform repairs across HVAC, electrical, plumbing, carpentry and more within our community assets.

The role requires at least three years of maintenance experience, and completion of internal basic maintenance training. On-call rotation and a strong safety mindset are essential, with the ability to lift heavy loads and use personal tools

Qualifications

• Three years of experience in maintenance related field(s).
• Successful completion of Basic Electric class offered at SMC internal training facility.
• Successful completion of all other basic maintenance classes offered internally and all on-the-job training within one year of hire date.

Responsibilities

• Address, follow up and document service requests.
• Maintain an inventory of adequate supplies.
• Perform preventive maintenance on fan coil and convector HVAC unit.
• Complete additional preventive maintenance inspections as scheduled.
• Participate in on-call rotation as scheduled.
• Make repairs to grounds and drainage.
• Ensure all work and documentation comply with internal quality control standards.
• Maintain personal supply of tools as designated by SMC's Tool Checklist.
• Address emergency maintenance as needed.
• Perform other duties as assigned by manager or supervisor.
• Contribute to community and company engagement efforts.
