Job summary

Southern Management Companies is seeking an Apartment Maintenance Service Technician (M3) in Baltimore. The role supports on-site community maintenance, diagnosing problems and performing repairs across HVAC, electrical, plumbing, carpentry, drywall, and related areas.

The position requires a rotating on-call schedule, strong communication, and the ability to lift heavy loads. A valid driver's license and own vehicle are required.

Qualifications

• Three years of experience in maintenance related field(s)
• Successful completion of Basic Electric class offered at SMC internal training facility
• Successful completion of all other basic maintenance classes offered internally and all on-the-job training within one year of hire date

Responsibilities

• Address, follow up and document service requests
• Maintain an inventory of adequate supplies
• Perform preventive maintenance on fan coil and convector HVAC unit
• Complete additional preventive maintenance inspections as scheduled
• Participate in on-call rotation as scheduled
• Make repairs to grounds and drainage
• Ensure all work and documentation comply with internal quality control standards
• Maintain personal supply of tools as designated by SMC's Tool Checklist
• Address emergency maintenance as needed
• Perform other duties as assigned by manager or supervisor
• Contribute to community and company engagement efforts
