Job summary

Southern in Laurel, Maryland is seeking an Apartment Maintenance Service Technician (M2) for a regular full-time role at a Maryland community. The position requires versatile maintenance abilities across plumbing, electrical, carpentry, and troubleshooting, with HVAC knowledge a plus, especially PTAC and split systems.

A valid driver’s license and reliable vehicle are required. A 50% live-on discount is available with on-call rotation.

Qualifications

• Seven years of experience in maintenance-related fields.
• Completion of basic maintenance classes and on-the-job training within one year of hire date.

Responsibilities

• Address, follow up and document service requests.
• Maintain an inventory of adequate supplies.
• Diagnose HVAC problems and repair or replace components as needed.
• Perform preventive maintenance on fan coil and convector HVAC units.
• Participate in on-call rotation as scheduled.
• Make repairs to grounds and drainage.
• Ensure all work and documentation comply with quality standards.
• Maintain personal tools per company checklist.
• Address emergency maintenance as needed.
• Perform other duties as assigned by manager or supervisor.
• Contribute to community and company engagement efforts.
