Job summary

WinnCompanies is seeking an Occupancy Specialist II for Enterprise / Abbot, a 400-unit senior housing community in Waterbury, CT. You will support the Property Manager with recertifications and resident communications, ensuring compliance with Tax Credit programs and HUD requirements.

You will manage interviews, data entry, and documentation in Property Management Software while coordinating with agencies and residents to maintain timely and accurate records.

Qualifications

• Recertifications must be completed accurately and on time.
• Experience with affordable housing programs and HUD requirements is preferred.
• Ability to manage multiple tasks and strict deadlines with high attention to detail.

Responsibilities

• Process initial, interim, and annual recertifications.
• Notify residents of upcoming recertifications using notices from Property Management Software.
• Conduct recertification interviews with residents.
• Review each recertification to ensure all checklist items are complete.
• Send verification forms to agencies, banks, and organizations as needed.
• Complete the recertification worksheet to prepare vouchers (Form 50059) for HUD/state/local authorities.
• Ensure annual TIC reports are prepared by keeping recertification records up to date.
• Assist Property Management staff with property reviews by owners, regulators, or auditors.
• Maintain accurate information in Property Management Software and ensure regulatory compliance.
• Support move-in processes and ensure all resident files comply with funding/regulatory agencies.
• Adhere to privacy and data protection rules for residents’ personal information.
