Job summary

WinnCompanies is seeking an Occupancy Specialist I for Shadow Way in Oceanside, CA. The role supports the Property Manager with initial, interim, and annual tenant recertifications at a 144-unit affordable community.

The position pays $17.63–$21.38 per hour, depending on experience, and typically runs Monday through Friday, 8:00 AM–5:00 PM. On-site work at Shadow Way involves resident interviews and coordination with HUD/regulatory agencies.

Qualifications

• High school diploma or GED equivalent.
• 1–3 years of relevant property management experience.
• Experience with computer systems, particularly Microsoft Office.
• Current driver’s license in good standing and meet driving records standards.
• Excellent customer service skills.
• Solid verbal and written communication skills.
• Good organizational and administrative skills.
• Ability to meet deadlines and follow schedules.
• Ability to complete repetitive tasks with high attention to detail.
• Ability to plan and schedule 4 months of work activity.

Responsibilities

• Process initial, interim, and annual recertifications.
• Notify residents of impending recertifications using notices from Property Management Software.
• Conduct recertification interviews with residents.
• Review recertifications for checklist completion.
• Send recertification verification forms to agencies and relevant organizations.
• Prepare Form 50059 for the local HUD office or housing authority.
• Ensure TIC reports are prepared for the state compliance agency.
• Assist staff with property reviews, audits, and regulatory preparations.
• Maintain accurate information in the Property Management Software.
• Comply with policies on Tax Credit and resident files.
• Assist with move-in processes and waitlist management.
• Support renewal processes for PBA, Section 8, and utility allowances.
