Job summary

United States Digital Space LLC is seeking a seasoned Site Selection Manager to drive MW-scale data center projects from search to signing. You will locate sites, underwrite economics, and secure NNN and related lease structures while navigating power, interconnection, and latency requirements for a growing global network.

Qualifications

• 10+ years selecting or leasing hyperscale data centers or MW-scale infrastructure
• Closed NNN / triple-net leases as tenant or advisor
• Underwrite $/kW-month or $/MW, escalators, OpEx passthrough, lease NPV
• Led technical diligence on candidate sites (power, cooling, fiber, PUE)
• Knows utility interconnection and substation timelines
• Willing to travel ~30%
• International deal experience preferred
• Bachelor’s degree or equivalent experience required

Responsibilities

• Build and run a pipeline of MW-scale sites across markets
• Lead technical diligence on power availability, electrical topology, cooling, fiber, and latency
• Run the deal from LOI to signature (campuses, dedicated buildings, BTS)
• Negotiate NNN and related structures (gross, R/E, PPA) and associated terms
• Coordinate with legal, operations, capacity planning, network strategy, energy, and security
• Represent the company with landlords at industry events and during QBRs
• Manage data for annual budgets including rent, passthroughs, and escalators
• Travel ~30% as needed
