Job summary

City of Austin’s Austin Water department is seeking a Property Manager to oversee facility operations, maintenance, safety compliance, and budget management for a portfolio of buildings, including treatment plants and administrative spaces.

The role requires seven years of related experience with at least three supervisory, strong vendor management, and proficiency with MS Office; travel to multiple sites is anticipated.

Qualifications

• Graduation from an accredited high school or equivalent, plus seven (7) years of experience in a related field, including three (3) years of experience in a supervisory capacity.
• One (1) additional year of education may substitute for one (1) year of the required experience, with a maximum substitution of three (3) years.
• Preferred: at least 3 years of facilities management in a municipal environment.
• Proven track record in managing third-party vendor performance and enforcing SLAs.

Responsibilities

• Coordinates and supervises the activities of skilled craft positions, including plumbing, electrical, HVAC, and related maintenance staff.
• Responds to occupant needs and ensures staff resolve problems.
• Ensures services comply with City policies and standards.
• Conducts periodic property inspections and approves alterations.
• Contracts for and supervises vendor services as required.
• Develops, controls, and monitors annual budgets for operating and capital expenses; prepares monthly reports.
