Job summary

Birge & Held in Fishers, IN is seeking a Maintenance Operations Manager to lead day-to-day maintenance across the portfolio. You will oversee on-site teams, optimize preventive maintenance, and ensure safety and operational standards are met.

This hands-on role reports to the Operations Manager. The ideal candidate brings 3–5 years of apartment maintenance and strong HVAC expertise, with EPA and HVAC certifications.

Qualifications

• Minimum 3–5 years of apartment maintenance experience.
• Minimum 3–5 years HVAC experience; HVAC certification required.
• EPA certification for refrigerant handling, or ability to obtain certification upon hire.
• HVAC certification required.
• Experience with OSHA standards and safety compliance.
• Strong leadership and mentoring abilities.
• Ability to lift up to 75 pounds and work in varied weather.

Responsibilities

• Oversee and support maintenance staff across the portfolio.
• Train, mentor, and evaluate maintenance team members; participate in hiring and reviews.
• Develop and monitor preventive maintenance programs to extend asset life.
• Inspect properties to identify maintenance needs and safety risks.
• Coordinate capital improvement projects with Operations Managers.
• Ensure OSHA and safety compliance across all activities.
• Manage vendor relationships and procurement of supplies and services.
• Provide after-hours on-call support as needed.
