Job summary

Birge & Held is hiring a Maintenance Operations Manager to oversee day-to-day maintenance across the Carmel, IN portfolio. You will lead on-site maintenance teams, optimize preventive maintenance, and ensure safety and regulatory compliance while reporting to the Operations Manager.

The ideal candidate has strong HVAC experience, EPA certification, OSHA knowledge, and a hands-on leadership style to drive high performance and asset protection.

Qualifications

• 3–5 years of apartment maintenance experience.
• 3–5 years HVAC experience with formal training.
• EPA refrigerant handling certification or willingness to obtain.
• OSHA and environmental safety knowledge.
• Able to lead and mentor maintenance staff.
• Strong organizational and problem-solving skills.

Responsibilities

• Oversee property-level maintenance staff across assigned properties.
• Develop and monitor preventive maintenance programs.
• Ensure safety compliance and regulatory adherence.
• Coordinate capital projects and renovations with Operations Managers.
• Manage vendors and on-site service providers for cost‑effective work.
• Maintain inventory and procurement of tools and parts.
• Provide after-hours on-call support and handle emergencies.
• Track KPIs and report performance metrics to leadership.
• Perform hands-on maintenance as needed and maintain grounds.
