Birge & Held is seeking a Maintenance Operations Manager to oversee day-to-day maintenance for the 180 unit portfolio in Kansas City, MO. You will manage on-site teams, coordinate preventive maintenance, and ensure compliance with safety and operational standards.

The ideal candidate has 3–5 years in apartment maintenance, HVAC experience with EPA certification, and a proactive, hands-on leadership style. This role reports to the Operations Manager and offers a path in a growing property

Qualifications

• Strong leadership with ability to mentor maintenance teams.
• 3–5 years of apartment maintenance experience.
• HVAC experience with formal training; EPA certification required.
• OSHA knowledge and environmental safety standards.
• Own hand tools and ability to lift up to 75 pounds.

Responsibilities

• Oversee day-to-day maintenance across portfolio.
• Manage on-site maintenance teams and vendor relationships.
• Develop and monitor preventive maintenance programs.
• Ensure safety compliance with OSHA and local laws.
• Respond to emergencies; provide after-hours support.
