Job summary

Birge & Held in Goshen, IN is seeking a Maintenance Operations Manager to oversee the portfolio's day-to-day maintenance, lead on-site teams, optimize preventive maintenance programs, and ensure safety and compliance with protocols. This hands-on leadership role reports to the Operations Manager.

The position emphasizes strong technical skills, organizational ability, and proactive problem solving to keep buildings in top condition and residents safe and comfortable.

Qualifications

• Strong leadership for mentoring and leading maintenance teams.
• 3–5 years of demonstrated success in apartment maintenance.
• 3–5 years' experience in HVAC or formal technical training in heating and air conditioning.
• EPA refrigerant handling certification (or willingness to obtain).
• HVAC certification is required.
• Experience in residential property maintenance.
• OSHA and environmental safety knowledge.
• Must be self-motivated with task completion and cost negotiation skills.
• Ability to lift up to 75 pounds and work in various weather.

Responsibilities

• Oversee property-level service managers and maintenance staff across properties.
• Train, mentor, and evaluate maintenance team members and participate in hiring and reviews.
• Develop and monitor preventive maintenance programs to reduce downtime.
• Ensure safety compliance with OSHA and local regulations; manage vendor relationships.
• Maintain inventory and procure tools, parts, and equipment.
