Job summary

Birge & Held is seeking a hands-on Maintenance Operations Manager in Indianapolis to oversee day-to-day maintenance across the portfolio. You will lead on-site maintenance teams, develop preventive maintenance programs, and ensure asset preservation with a focus on safety and efficiency.

The role includes coordinating capital projects, managing vendors, and monitoring KPIs to drive cost-effective operations while maintaining high-quality living environments for residents.

Qualifications

• 3–5 years of apartment maintenance experience.
• HVAC systems knowledge including refrigerant handling.
• EPA certification required or willingness to obtain.
• HVAC certification required.
• OSHA and safety compliance experience.
• Ability to lift up to 75 pounds and lead a maintenance team.

Responsibilities

• Lead and mentor property-level maintenance staff and Service Managers.
• Develop, implement, and monitor preventive maintenance programs.
• Coordinate capital improvement projects with Operations Managers.
• Ensure OSHA compliance and safe work practices across properties.
• Manage vendor relationships and oversee third-party services.
• Oversee maintenance inventory and procurement.
• Provide after-hours on-call support as needed.
• Track KPIs and report on budget adherence and asset trends.
• Perform hands-on maintenance as required to support operations.
