Job summary

Birge & Held in Indianapolis is seeking a Maintenance Operations Manager to oversee day-to-day maintenance across our multifamily portfolio. You will lead on-site maintenance teams, implement preventive maintenance programs, and ensure safety and operational compliance while reporting to the Operations Manager.

The role requires hands-on leadership, strong HVAC expertise, OSHA knowledge, and a proven ability to manage budgets, schedules, and vendors.

Qualifications

• 3–5 years of demonstrated success in apartment maintenance.
• 3–5 years of HVAC experience with formal training.
• EPA refrigerant handling certification required or ability to obtain after hire.
• OSHA and environmental safety standards knowledge.
• Ability to negotiate pricing for supplies and contracted work.

Responsibilities

• Oversee property-level maintenance staff and service managers.
• Develop and monitor preventive maintenance programs.
• Inspect properties for safety and improvement opportunities.
• Ensure work orders and turns meet target timelines.
• Coordinate renovations and capital projects with Operations Managers.
• Manage vendor relationships and budgets.
• Provide after-hours on-call support and emergency response.
• Track KPIs and report asset condition trends.
