Job summary

Greenbrier Management Company is seeking a proactive Property Manager to protect and enhance the value of our residential community. You will ensure safety, comfort, and satisfaction for residents while driving performance and occupancy in a dynamic environment.

You will lead budgeting, leasing, and vendor coordination, ensuring timely rent collection, maintenance, and adherence to policies. The role requires strong communication and leadership in a team-focused setting.

Qualifications

• Must have 3-5 years multifamily experience including management.
• Entrata proficiency preferred.
• Commercial experience preferred.
• Must possess a positive, can-do attitude.
• Must have excellent communication, organization, management, and people skills.

Responsibilities

• Understand financial goals and operate assets in owners' best interests.
• Assist in preparing annual budgets and income projections.
• Ensure rents and late fees are collected and deposited promptly.
• Coordinate with vendors/contractors for scheduling, billing and insurance.
• Oversee accounts payable and petty cash; manage cash handling.
• Ensure property is rented to fullest capacity and utilize marketing to attract residents.
• Monitor traffic, conversions, and market data to inform decisions.
• Lead a team; provide training and maintain professional standards.
• Address resident concerns and implement retention programs.
• Plan staff schedules and coordinate with Maintenance Supervisor.
• Maintain appearance and perform regular property inspections.
