Job summary

Greenbrier Management is seeking a Property Manager to protect, maintain, and enhance the value of our community while ensuring the safety, comfort, and satisfaction of residents. This role requires leadership, accountability, and a proactive approach to property operations.

Responsibilities include budgeting, rent collection, vendor coordination, leasing, and retention programs, with emphasis on timely communication and professional representation of the company.

Qualifications

• Minimum 3-5 years multifamily experience, including management.
• Entrata proficiency preferred.
• Commercial experience preferred.
• Must possess a positive, can-do attitude.
• Excellent communication, organization, management, and people skills.
• Criminal background check, credit check and drug screening required.

Responsibilities

• Protect, maintain, and enhance the value of the community while ensuring safety, comfort, and satisfaction of residents.
• Assist in budgeting and income projections.
• Ensure rents and late fees are collected, posted, and deposited promptly.
• Generate necessary legal actions and documents per state and company guidelines.
• Coordinate vendor/contractor communications, scheduling, billing, and insurance certificates.
• Oversee accounts payable, petty cash, and fund handling.
• Maintain high occupancy and implement leasing strategies to maximize closings.
• Gather market information and monitor traffic, conversions, and marketing data.
• Represent the company professionally at all times.
• Develop and implement resident retention programs and community events.
• Lead and train staff to ensure efficient operations and teamwork.
