Concentric Corporation is partnering with a growing real estate organization to oversee a portfolio of homeowners associations in the Omaha area. The HOA Property Manager serves as liaison among Boards, homeowners, vendors and internal teams, coordinating budgets, maintenance, and compliance.

The ideal candidate is relationship-focused, organized, and capable of balancing multiple associations while delivering responsive service and clear communication to all stakeholders.

Qualifications

Responsibilities

  • Serve as the primary point of contact between HOA Boards, homeowners, vendors, and internal teams.
  • Develop strong relationships with Board members and association homeowners.
  • Coordinate collection of dues and monitor receivables, delinquencies, and late fees.
  • Review and approve association invoices and monthly expenses.
  • Partner with Boards to develop and manage annual budgets.
  • Prepare and communicate updates on financials, maintenance, and repairs.
  • Attend and facilitate Board and homeowner meetings, including some evenings.
  • Coordinate maintenance with vendors and monitor work to completion.
  • Obtain bids and present options for Board approval.
  • Maintain vendor relationships and ensure quality work.
  • Understand covenants, bylaws, and governing documents.
  • Respond to homeowner questions about policies and documents.
  • Conduct property inspections and address maintenance or compliance concerns.
  • Monitor covenant violations and plan capital needs.
  • Assist with planning and budgeting for repairs and improvements.
  • Maintain accurate records and communication.

Position Overview

Concentric Corporation is partnering with a growing real estate organization to identify an experienced HOA Property Manager to oversee a portfolio of homeowners associations in the Omaha area.

This position will serve as the primary liaison between HOA Boards of Directors, homeowners, vendors, and internal teams, helping ensure each association is effectively managed and supported. Responsibilities include financial oversight, budgeting, maintenance coordination, vendor management, covenant enforcement, Board meetings, property inspections, and ongoing communication with association members.

The ideal candidate is an organized, relationship-focused property management professional who communicates well, enjoys working with a variety of people, and can successfully balance the needs of multiple associations and their communities.

Location: Omaha, NE | Onsite

Key Responsibilities
  • Serve as the primary point of contact between HOA Boards of Directors, homeowners, vendors, and internal teams
  • Develop strong working relationships with Board members and association homeowners
  • Coordinate the collection of association dues and monitor outstanding receivables, delinquencies, and applicable late fees
  • Review and approve association-related invoices and monthly expenses
  • Partner with Boards of Directors to develop and manage annual association budgets
  • Prepare and communicate regular updates regarding association financials, maintenance requests, architectural requests, repairs, and other community activity
  • Attend and facilitate Board and homeowner meetings as needed, including occasional evening meetings
  • Coordinate maintenance and repairs with vendors and monitor work through completion
  • Obtain competitive bids for repairs, maintenance, and association projects and present options to the Board for approval
  • Maintain strong vendor relationships and ensure work is completed according to expectations
  • Develop a thorough understanding of each association’s covenants, bylaws, and governing documents
  • Respond to homeowner questions regarding association policies, responsibilities, and governing documents
  • Conduct regular property inspections to evaluate community conditions and identify maintenance or compliance concerns
  • Monitor and address covenant violations in accordance with association requirements
  • Identify opportunities for property improvements and proactively plan for future maintenance or capital needs
  • Assist Boards with planning and budgeting for anticipated repairs and improvements
  • Maintain accurate association records, documentation, financial information, and communication
  • Coordinate with accounting and other internal teams to ensure association needs are handled accurately and efficiently
  • Assist with weather-related and other property emergencies when necessary
  • Manage multiple associations, projects, requests, and deadlines while maintaining a high level of responsiveness and service
Qualifications
  • Previous experience in property management, HOA/association management, residential real estate, or a related field required
  • Strong customer service and relationship-building skills
  • Excellent written and verbal communication skills
  • Ability to professionally communicate with Board members, homeowners, vendors, and other stakeholders
  • Strong organizational and multitasking skills with the ability to manage multiple associations and competing priorities
  • Proven problem-solving and analytical skills
  • Ability to understand and apply association covenants, bylaws, policies, and other governing documents
  • Comfortable working with budgets, invoices, receivables, financial reports, and other property-related financial information
  • Ability to maintain confidentiality and handle sensitive situations professionally
  • Self-motivated and comfortable working independently while remaining collaborative with the broader team
  • Familiarity with Microsoft 365
  • Valid driver’s license and reliable transportation for property visits
  • Availability to attend occasional evening HOA Board meetings and assist with urgent property concerns when necessary
Preferred Experience
  • Direct HOA or community association management experience
  • Experience working directly with HOA Boards of Directors
  • Experience preparing or managing association budgets
  • Experience with covenant enforcement and architectural requests
  • Experience coordinating vendors, maintenance, repairs, and property improvement projects
  • Familiarity with property management or association management software
