Avenue5 Residential is seeking a Maintenance Technician to perform preventative and reactive maintenance across electrical, plumbing, appliances, carpentry, and HVAC systems on our properties in North Carolina. You will also handle grounds, safety, and on-call responses to emergencies, ensuring high standards and resident satisfaction.

Strong organizational and communication skills are essential, with a focus on safety, professionalism, and teamwork.

Qualifications

• High school diploma or equivalent is required.
• At least one year of experience in the property management industry is required.
• EPA or HVAC certifications preferred.
• Certified Pool Operator (CPO) license preferred.
• Possess general maintenance and general carpentry skills.

Responsibilities

• Perform maintenance across electrical, plumbing, appliances, flooring, carpentry, HVAC, and grounds.
• Repair walls, countertops, cabinets, windows, doors, tiles and related fixtures.
• Carry out preventative maintenance including siding, painting, lighting, and elevators.
• Maintain work orders to ensure timely completion and resident satisfaction.
• Inspect properties for safety and cleanliness and address issues.
• Assist with emergencies (snow, fires, floods) and on-call duties.
• Communicate updates to maintenance leadership and ensure safety compliance.
• Promote safety and risk management per company rules.
• Engage with residents professionally to support satisfaction and collaboration.
