Job summary

Avenue5 Residential is seeking a Maintenance Technician to address a broad range of apartment and property upkeep tasks, reporting to the maintenance supervisor and property manager. You will perform electrical, plumbing, carpentry, HVAC repairs, and proactive upkeep to ensure safety, curb appeal, and resident satisfaction.

The role requires a high school diploma, at least one year in property management or related field, and strong customer service and organizational skills.

Qualifications

• High school diploma or equivalent.
• At least one year of experience in property management or related field.
• Possess general maintenance and general carpentry skills.
• Must maintain a valid driver’s license, clean driving record and current auto insurance.
• Ability to read, write and understand English.
• Ability to use general office equipment (telephone, fax, printer, copier, etc.).
• Excellent customer service and interpersonal skills.
• Strong organizational and time-management skills.
• Ability to multi-task and cope with difficult people.
• Commitment to safety requirements and training within 30 days.

Responsibilities

• Address maintenance duties per supervisor and manager.
• Repair electrical, plumbing, appliances, flooring, carpentry, HVAC as needed.
• Perform carpentry tasks such as wallboard repair, cabinet replacement, and tile work.
• Conduct preventative maintenance (siding, painting, lighting, pools, elevator, etc.).
• Maintain work orders and ensure resident satisfaction.
• Inspect grounds and facilities for safety and cleanliness.
• Assist with on-call emergencies and after-hours maintenance.
• Promote safety and risk management per rules and regulations.
• Communicate maintenance issues promptly to leadership.
• Maintain curb appeal and professional interaction with residents.
