Job summary

Birge & Held is seeking an Operations Manager to oversee day-to-day operations across multiple Bloomington, IN multifamily communities. You will lead the on-site Customer Experience Team, drive resident satisfaction, and work with offsite centralized teams to maximize property value through efficient operations.

You will manage budgets, supervise repairs and upgrades, and ensure compliance with housing laws while achieving KPIs and quarterly goals under the Regional Property Manager.

Qualifications

• Minimum 3 years of management experience leading a team.
• Minimum 2 years of customer service experience in multifamily or hospitality.
• Experience with property financial analysis and reading financial reports.
• Proficiency with property management software (Onsite, Yardi) and CRM tools.
• Strong verbal and written communication; professional discretion.

Responsibilities

• Oversee day-to-day operations of multiple apartment communities.
• Lead on-site Customer Experience Team and drive resident satisfaction.
• Manage budgets and ensure cost-effectiveness while maintaining quality.
• Coordinate repairs, upgrades, and property enhancements.
• Monitor KPIs and prepare regular performance reports.
• Ensure compliance with Fair Housing, ADA and related laws.
