Job summary

Birge & Held in Indiana is seeking a Maintenance Operations Manager to oversee day-to-day maintenance across the portfolio. You will lead on-site teams, supervise service staff, and drive preventive maintenance programs to protect assets and residents.

This hands-on role requires 3–5 years in apartment maintenance, HVAC and EPA refrigerant certification, OSHA knowledge, and a proactive, safety-first mindset. You will coordinate projects, manage vendors, and ensure timely, compliant operations.

Qualifications

• 3–5 years of apartment maintenance experience.
• HVAC experience with formal training is required.
• EPA certification for refrigerant handling or willingness to obtain one.
• HVAC certification is required.
• Experience in residential property maintenance is required.
• OSHA standards knowledge.

Responsibilities

• Lead property-level maintenance teams and service staff.
• Develop and monitor preventive maintenance programs.
• Coordinate renovation and capital-improvement projects.
• Ensure OSHA compliance and safe work practices.
• Manage vendor relationships and contracted work.
• Oversee maintenance supply inventories and procurement.
• Provide after-hours emergency maintenance support.
• Track KPIs and report on maintenance performance.
• Perform hands-on maintenance as needed and maintain grounds.
